One of our amazing Buyer Agents found your lovely home in the Greater Houston Area and you have no clue what to expect next.  You hear your Loan Officer asking you if you have procured home insurance and you look puzzled.  If you don't select a home insurance, your lender will select one before closing. Edinson Properties - Home Inspection

I am faced with this question quite often.  I can understand with closing costs and the down payment why a buyer would want to save a few dollars, but forgoing an inspection during your due diligence period may lead to costly expenses down the road.  An inspection can reveal issues that are not visible during a showing such as wiring or plumbing.   I provide my Home Buyer Clients with a list of Certified Home Inspectors and suggest that they call at least 3 different inspectors to get a quote and find out what the inspection includes.  Make sure to ask about the their inspection reports and how many pages their average report is.  A Home Inspection Report should be very detailed, include many pictures detailing the items in need of repair, and be easy

Know your financial health.  Before you start falling in love with homes make sure you understand financial health.  Consider that there are a few intrinsic costs associated with buying a home. These costs may include; closing costs, inspections, appraisal, down payments, etc. that you need to budget for.  It is important to have a great Lender Partner that can pre-approve you to establish your buying power.  I am not sure why, but most buyer’s wait until the last minute to do this and this should be the very first step you take.  A good lender will help you identify if you are ready to buy a home or provide you with advice on getting you approved.
