7 Common Things Tentants Seek when Renting a Home

Tenants' wants, needs and desires can vary significantly, and it is just not possible to accommodate everyone all the time. But landlords should be aware of what factors are important to their prospective tenants. Some of these factors, such as school neighborhoods, are dependent on location and there is little the landlord can do about these factors except to be aware of them from the beginning.

Cleanliness
You should always keep your home clean and fresh. It does not have to be perfect, but definitely clean. It is really important to make a good first impression. Most of the time, the best tenants will stay away from your home if it is a mess. Most people don't want to live in a home where there is trash and bugs, or ill-maintained landscaping.

Safety
In our experience, we've seen that safety is a major factor when it comes to renting a Houston home. Everyone wants to feel safe in and around their homes. Of course, safety may sometimes be attributed to the location of your Houston home. Some locations are simply going to be safer than others. Unfortunately, there's little the landlord can do about this specific situation.

This allows you to weed out prospective tenants that may cause problems or create difficult situations in the future. It is always a good idea to have lots of lighting, solid locks, security doors, and sometimes even a security system. In some cases, this will help lower your insurance premium.

Location is one of the most important words real estate, but it means something different to each tenant. For the most part, tenants will look for a home that is near their job, school, or family. Others will prefer a specific neighborhood. A lot of tenants will also want to live in a home near the trendy Houston shops and restaurants. All tenants will want different things. It's always good to understand where your property is and what locational benefits it offers to potential tenants so you can best market your Houston home for rent.

A Good School District

Another location-based preference for tenants looking to rent a Houston home is a good school district. Sometimes school districts are so important to prospective tenants that they will sometimes overlook other problems with a property as long as it is in the right school district. When people want their child to go to a particular school, they will do just about anything to find a home in that area.

Amenities

These are things that make life a bit easier and more convenient. An amenity could be something as simple as ceiling fans, or it could be having a dishwasher or a washer and dryer located in the property. These amenities and others like them can make a huge difference to those looking to rent from you. Learn what is available in your market and up the ante a bit if you can.
